Commercial Hard Capital, LLC is an online based private investment banking firm driven by a laser focus towards delivering fast, creative and cost-effective funding solutions to real estate developers, entreprenuers and investors on a global scale. We consistently achieve this objective by carefully listening to and understanding the borrower’s unique financial needs and goals. Unfortunately and more often than not, these borrowers have viable projects that are frequently turned down by conservative banks and traditional financial institutions due to their perceived high levels of risk. Therefore, while the banks are being naysayers, we look for the possiblities and when the opportunity knocks, we’ll strucuture a win-win deal to meet the needs of both borrower and lender.

Our role as advisor begins with a no-cost evaluation of the project to determine it’s feasibility. To pass the fundable litmus test, a good deal must have strong upside potential in a stable or growing market and the risk component of the deal is mitigated by sufficient collateral and an experienced borrower. If these conditions exist, we then proceed to pre-underwrite, process and place those deals with one of our capital partners specializing in that given niche. So needless to say, this approach coupled with transparent and honest communication, elliminates the headaches and surprises and provides the borrower with a smooth and seemless funding process.

Our fee structure also reflects a higher standard of uncompromising integrity which is the cornerstone of our financial service. As a borrower, you can rely on ‘our word being our bond’ and unlike other private funding groups, we charge no up-front application or review fees to determine if your deal is ‘do-able’. And, with the exception of processing and other third party pre-closing cost, our fee for arranging financing is strictly performance based. In other words, no funding for your project, no placement fee paid to us.
